The movie features Bipasha Basu , Emraan Hashmi and Esha Gupta as main characters. The film is the third installment in the Raaz series, being a sequel to Raaz: The Mystery Continues, which itself was a sequel to Raaz which starred Bipasha Basu and Dino Morea. Bipasha Basu who was a part of the first film of the Raaz series, has made a comeback to the series after opting out of the second film. It was one of the films in a series of quasi-sequels released under the Bhatt Banner including Raaz: The Mystery Continues, Murder 2, Jannat 2, Jism 2, 1920: Evil Returns, Murder 3 and Aashiqui 2, each of which had nothing to do with their respective prequels, but somehow fell into the same genre following a similar story.
The film released on 7 September 2012 with paid previews on 6 September 2012 to mixed reception while Basu's role was highly praised by critics. The film garnered overwhelming box office collections and was declared a "Super Hit" at the box office. It emerged as a major commercial success in India and is the highest grossing film in the Raaz trilogy as well as the highest grossing Hindi horror film ever. The film is also the first 3D super hit of India and the second highest grossing film of Vishesh Films.It was also called a 3D Blockbuster in the Indian media. The film is also currently the highest grossing film of Emraan Hashmi and Esha Gupta, beating Murder 2 and Jannat 2, respectively.
Synopsis
The story revolves around Shanaya (Bipasha Basu), an actress at the height of her success. She gets offered the best roles and wins all the awards she is nominated for. In addition, she also has a passionate affair with a handsome director named Aditya (Emraan Hashmi). This all ends when a younger actress, Sanjana (Esha Gupta) makes her film debut. In place of Shanaya, Sanjana comes into spotlight and begins to snatch away her awards. Suddenly, Shanaya seems forgotten and everybody only wants to work with Sanjana. Soon enough, Shanaya sees her career fading away and her envy slowly becomes craziness. She begins to turn to black magic and makes it her goal in life to destroy Sanjana's career and make her the pain of loss.Actors

Ahana (Bipasha Basu) opens a hotel in Glendale, Himachal Pradesh. During the day of the opening party, she meets Kunal Anand (Imran Abbas), a novelist, and they become attracted to each other. When a couple and the hotel cook are killed by an unknown creature, Kunal decides to help Ahana. Romance culminates between Ahana and Kunal and they consummate their relationship. After a few peaceful days, the creature strikes again and wreaks havoc in the hotel; Ahana finds herself facing off against a ten-feet long creature with the legs and tail of a dinosaur, and the body and head of a human. Professor Sadanand (Mukul Dev) scares off the creature with a burning log.

The film starts with a group of college students enjoying a picnic in a beautiful forest in Ooty. One of the girls, Nisha (Mink Brar) in that group, dies after being attacked under mysterious circumstances outside a bungalow in front of the forest. She had attacked her boyfriend too, who, though injured, managed to live on. She was rushed to the hospital, where just before dying, her facial look and voice changed completely for a short while, thus confusing all the attending doctors. Professor Agni Swaroop (Ashutosh Rana), who is supposedly an expert in phenomena involving the unexplained and the supernatural is called by the police to look into the matter. Prof. Swaroop and the police visit the forest at the same place where Nisha was attacked and after investigating from Nisha's boyfriend, Prof. Swaroop declares that she was attacked by a spirit. He further reveals that this spirit has waked for some purpose and it will not stop until that purpose is fulfilled.

The story of the film spans over a period of four centuries and tells four different stories set in different time periods. Supermodel Sanjana (Karisma Kapoor) and Rohan (Rajneesh Duggal), son of one of the nation's foremost business tycoons have been one of the most popular couples in the social circuit. Siddharth "Siddhu "Marathe (Aamir Khan) is a Mumbai tapori, a boxing champion. Born and brought up in a small village by foster parents, Vikram alias Vicky (Saif Ali Khan) comes to Bombay - the big city - to find his fortune. He wants to get rich soon, and he does get lucky when fate, and his confidence, courage and good looks land him a job with a politician cum criminal named Masterji (Dalip Tahil). But soon Vicky comes to know of Masterji's plan with Jaya to incite communal violence as a means of indirectly winning the elections, he decides to sabotage their plans. Angered at this, Masterji orders the death of Vicky at any cost. Vicky has nowhere to turn to, except to live in fear for the rest of his life, as sooner or later Jaya and Masterji's men will track him down.

Paradise Builders is owned by Dhanraj, who lives a very wealthy lifestyle with his wife, Radha; son, Rajan; and daughter, Anjali. His aim to take possession of the nearby village, which is now occupied by fishermen, headed by Shankar Rao, who lives there with his wife and two sons, Amar and Arun. Dhanraj's attempts to take possession prove to be in vain. Then the inevitable happens when Amar and Anjali meet and fall in love with each other, much to the chagrin of both Shankar and Dhanraj. Kishen (Anil Kapoor) has a suspicious-minded wife, Kaajal (Lara Dutta), who thinks he is always having an affair with another woman, even though he is extremely faithful to her and wouldn't dream of betraying her in any way. Prem (Salman Khan) has the opposite situation. He is married to Pooja (Esha Deol), who seems to be very trusting, even though he has been having several affairs with numerous gorgeous women. The plan is that Kishen will fall in love with her, and Prem wants to see if Kishen can hide the relationship. Then the lies start happening, as Kaajal thinks Bobby is Shekhar's wife, and Sanjana thinks Bobby is Kishen's wife. It becomes a bundle of confusion and comedy when all the various people and couples start meeting.
