School Ghost Stories 3 (学校の怪談3, Gakkō no Kaidan 3) is a 1997 Japanese film directed by Shūsuke Kaneko. The film is about elementary school children who are taken to an alternate universe through a school mirror.

The film was one of the higher grossing Japanese films in 1997, grossing as much Rebirth of Mothra and Neon Genesis Evangelion: Death & Rebirth. The film won Naomi Nishida the award for for Best Newcomer at the 21st Japan Academy Prize.

Yoshimi Matsubara (松原 淑美 Matsubara Yoshimi; Hitomi Kuroki), in the midst of a divorce, moves to a run-down apartment with her daughter, Ikuko (松原 郁子 Matsubara Ikuko; Rio Kanno). She enrolls her daughter in a nearby kindergarten and in order to win custody of her daughter, starts working as a proofreader, a job she held years ago before she was married. The ceiling of the apartment has a leak, which worsens on a daily basis. Matsubara complains to the janitor of the apartment, an old man, but the janitor does nothing to fix the leak. She then tries to go to the floor just above her apartment to find out the root of the leak, and discovers that the apartment is locked.

Baron von Rhoneberg (Jean Servais), a former World War II German general, sacrificed his daughter as the war ended. This condemned his family to be placed under a terrible curse. Many years later, he tells the story to a reporter who wishes to write an article about it and take pictures of his castle. However, the Baron is against any photographs. Despite his protests, the young woman goes up to visit the castle and take pictures but is killed when a dry thunderstorm suddenly rolls in while she is in close proximity to it. Her body is taken back to the town where it is discovered she has a burn in the shape of a lobster-like claw on her arm which is confirmed as the Mark of the Devil.

Hoover is convinced that Ivy is a reincarnation of his daughter Audrey Rose, who died in a fiery car accident, along with his wife, two minutes before Ivy was born. Hoover had come to believe this through information given to him by two clairvoyant psychics. Bill asks a friend of his, an attorney, to hide in their apartment to hear Hoover's full story to build a case against him, but when Hoover speaks Audrey's name out loud, Ivy hears him from her room and enters an altered state where she cannot be calmed down without the assistance of Hoover. In this state, she bangs her hands on a window and becomes burned, which Hoover says is a result of his daughter's experience of being burned alive in the car.
